In order to have a quality resort community, we have established these Rules and Regulations to ensure that all of our Residents have a beautiful, peaceful, and safe place to live and enjoy the best of our beautiful Resort. We ask that each of you abide by these Rules and Regulations and your cooperation is greatly appreciated.

The Resort has a Camp Host whose primary responsibility is to help ensure a safe and orderly Resort and to make certain that the Rules and Regulations are adhered to. They can answer questions about local activities, restaurants, shopping, and they can escort you to your Site as well.

RVs: RV's cannot be over 10 years old unless approved by Resort Management or Camp Host. RV’s must be self-contained. There are currently no showers/restroom facilities. The Resort does not allow any tent camping, pop-up trailer camping or sleeping outdoors. RV’s are expected to remain in good repair, neat and clean at all times. Any mildew or mold build up must be cleaned up immediately. If you are unable to clean the exterior of your RV, the Camp Host can provide you with referrals.

QUIET TIME: Quiet time is from 10:00 pm to 8:00 am. No vulgar music or language is allowed at any time.

CHILDREN: Children under 12 years old must be accompanied by an adult at the swimming pool, pond area or in any buildings. 

TRASH: It is the Resident’s responsibility to take trash to the dumpsters. Keep your Site and our Resort clean at all times. All trash must be in plastic bags. Do not leave unattended trash at your Site. A $35 fee will be charged if Resort management has to clean up trash at your Site. 

ILLEGAL ACTIVITY: Residents must refrain from any illegal drug use, excessive alcohol use, and/or any disorderly conduct. Such activity is grounds for immediate eviction from the Resort.

FIREARMS & FIREWORKS: The discharging of firearms is not permitted. Fireworks are not permitted.

PETS: No aggressive dogs such as Pit Bulls, Dobermans, or any other breeds that are considered aggressive are allowed on the Resort grounds. All pets must be on a leash when outside. No excessive or continuous barking is allowed. If you cannot control your pet’s barking or behavior, you will be asked to vacate the Resort. Residents must be able to furnish proof of vaccination upon request. Please pick up after your pet. If management has to pick up your pet’s poop, there will be a $35 charge.

SMOKING: Smoking is only allowed at your Site. Do not throw any cigarette butts on the ground. 

CLOTHES: Clotheslines are not permitted. 

STORAGE: Storage underneath RVs is not permitted unless you have a custom-made underpinning cover designed specifically for your RV.

CAMPFIRES: When you are finished with your campfire, extinguish it and dispose of the ashes.

SPEED LIMITS: The Resort speed limit is 10 mph. Drive carefully and watch for other Residents, children, and pets. 

PARKING: Please do not park in vacant RV sites. Do not park along the roads. Each Site is limited to one RV and one to two vehicles.  Guests may park in other designated parking areas. All vehicles kept on Site must be operational, with current registration and insurance.

RESIDENT POOLS: No fixed or portable children’s pools or above ground pools are allowed. Hot tubs are allowed on concrete surfaces only. An additional fee may be charged if you have a hot tub.

CAMP CHAIRS: Each Resident may have foldable camp chairs that can be put up when not in use.  

FLOWER POTS: Residents may have up to eight flower pots, but they must be of a ceramic material. No plastic pots will be allowed. 

GRILLS: Residents may have a gas, charcoal, pellet, or any other type of grill. Use a grill cover when not in use. 

ATVS AND UTVS: No ATV or UTV riding is allowed within the Resort. A small trail bike, moped, golf cart, or bicycle are permitted, as long as speed limit and other signs are observed. Children under 16 must have a licensed adult ride with them in golf carts.

SWIMMING: No swimming is allowed in the pond. Additional rules will be added once the pool opens. 

NUMBER OF PERSONS: No more than 1 family may reside at a site unless approved by the Camp Host.

INTERNET: The Internet is not monitored and is provided “as is.” There are no guarantees of speed or performance. Do not misuse the WiFi or Internet connection. Surf the Internet at your own risk. 

UTILITIES: The cost of utilities are included with each Site rental. No excessive use of utilities is permitted. Residents must ensure that no inappropriate items are flushed into that sewer system (including feminine products, plastic products, wipes, food, or other non-sewer items). No crypto mining, data center hosting, or other high usage activities are allowed. Residents are responsible for their own liability when plugging into or interacting with the power source at the site. Those interested in charging their Electric Vehicles must contact the Camp Host prior to charging. 

RESERVATIONS: Residents making reservations must be at least 21 years of age to reserve a Site. Sites for short-term rentals (under one year) are not guaranteed. Long term rentals (one year or longer) have priority for sites. If you are occupying a site and we need to move you, you will moved to another site of equal or greater value.

A single violation may result in a $50 fine. Three violations may constitute eviction from the Resort and the balance of your rent will be accelerated and immediately due as payment. 

CHECK IN/CHECK OUT: Check in time is after 2:00 pm. Check out time is not later than 11:00 am. A $25 fee will apply to late checkouts.

CANCELLATION: No refunds will be made for cancellations within 48 hours or for early checkouts.

Any violation of the Rules and Regulations will result in a $50 fine. Three violations may constitute eviction from the Resort and the balance of your rent will be accelerated and immediately due as payment.
